Our Story
Bornman Property Investment Ltd was founded with a clear mission: to build a sustainable, growing residential property portfolio across Wales and the UK using intelligent, creative finance strategies.
Led by Director Dylan Bornman, the company focuses on acquiring undervalued properties, adding value through refurbishment, and maximising returns through the BRRR method — Buy, Refurbish, Rent, Refinance. This approach allows us to recycle capital efficiently and acquire more properties over time without starting from zero with each new deal.
Our current portfolio includes a buy-to-let in Neath and a six-bedroom HMO in Swansea — both fully tenanted and generating strong rental yields in South Wales. We are actively growing our portfolio and working with joint venture partners and motivated sellers to find the next opportunity.

Dylan founded Bornman Property Investment Ltd with a clear vision: to build a sustainable, growing residential property portfolio across Wales and the UK using intelligent, creative finance strategies.
With a hands-on approach to every deal — from sourcing and negotiation through to refurbishment and letting — Dylan brings a commitment to ethical practice, transparent communication, and long-term thinking to every partnership.
Based between South Africa and Wales, Dylan brings an international perspective to the UK property market and is always open to conversations with motivated sellers, joint venture partners, and like-minded investors.

The BRRR Method — Step by Step
Source a property below market value. We target motivated sellers, off-market deals, and creative structures such as lease purchase options to minimise the initial capital required.
Refurbish the property to a lettable standard. This increases the property's value and rental potential. We project-manage refurbishments to budget and timeline.
Let the property to reliable tenants — either a single household (BTL) or multiple occupants (HMO). Rental income covers mortgage, costs, and delivers a monthly return.
Refinance the property at its new, higher value. This pulls out the invested capital (or most of it), which can then be deployed into the next property — repeating the cycle.
